A historical airport established nearly a hundred years ago is undergoing a remarkable transformation into a vast urban hub. The redevelopment project of Downsview Airport in northwest Toronto, Canada, is commencing this year. The ambitious plan involves converting the 370-acre site into a modern city known as “YZD”, honoring the airport’s call sign. It is expected to house around 66,000 residents in over 30,000 properties initially, with a potential capacity for up to 83,500 inhabitants by 2051.

The city will be divided into seven interconnected neighborhoods, developed gradually over the next few decades. This 30-year initiative, estimated to cost £16 billion, ranks as one of the largest urban developments in North America. The focal point of the project is the 1.24-mile runway, set to be transformed into a pedestrianized park linking the different neighborhoods.

Developers highlight the runway as a central feature, serving as a communal space for the new residential areas and aiming to set a new standard for public spaces in Toronto. Green spaces are a key focus, with plans to establish approximately 70 acres of parks and open areas, ensuring easy access to amenities.

The emphasis on greenery extends to integrating existing airport structures into the urban district for ecological reasons. Notably, historic hangars from the 1950s to the 1990s will be repurposed as business facilities. Additionally, vegetation covering rooftops will aid in rain absorption, reducing flood risks and enhancing wildlife diversity.

Since Bombardier’s departure in 2024, the site has remained vacant. Northcrest Developments, the company leading the transformation, prioritizes sustainability by repurposing existing structures to reduce carbon footprint. The project envisions a vibrant and eco-friendly urban landscape that combines modern living with historical preservation.
