Initially relieved by the smooth insurance claim process that covered the reconstruction of her semi-detached house in Georgetown, Ont., Gladkova soon encountered setbacks. Despite the insurance company’s prompt coverage, her mortgage provider, Simplii Financial, did not release the funds in sync with the contractor’s invoices, resulting in significant financial losses. This forced Gladkova and her partner to secure a private mortgage to bridge the gap and sustain the construction amid delays.

Expressing frustration over the situation, Gladkova highlighted the increasing occurrence of such issues in insurance claim processes. She emphasizes the need for homeowners to be prepared and vigilant regarding their mortgage agreements to avoid similar hardships.

The fire, originating from Gladkova’s neighbor’s half of the property, led to the destruction of both homes. After an insurance approval of over $508,000 for the rebuild, Simplii Financial, the mortgage lender, failed to release the full amount promptly, causing distress for the couple. Despite efforts to address the payment discrepancies, the situation persisted, necessitating a formal complaint and an additional private mortgage to cover the shortfalls.

Following a complaint to Simplii, the bank adjusted its process to align funds with the construction progress. However, miscommunication regarding payment calculations led to ongoing challenges in meeting the contractor’s invoices, resulting in significant financial burdens for Gladkova and her partner.

Despite eventually receiving all the necessary funds after delays, the rebuild concluded six months behind schedule, incurring additional costs for the couple. Gladkova stresses the need for clarity in mortgage agreements to prevent such financial hardships, advocating for direct insurance payments to contractors by banks.

In response to Simplii’s actions, the bank stated its commitment to supporting clients facing property damage, offering flexibility in such situations. However, Gladkova asserts the need for more transparent mortgage terms to prevent similar experiences for others.

To safeguard against payment discrepancies, experts recommend clear communication among homeowners, lenders, contractors, and insurance companies before commencing construction projects. Establishing a synchronized payment schedule is crucial to avoid financial strains and delays during the rebuilding process.

Gladkova’s pursuit of justice led her to file complaints with regulatory bodies to address the extraordinary distress caused by the mortgage payment issues. While seeking changes to mortgage agreements for improved clarity and efficiency, she hopes to spare others from the financial turmoil she endured.
